Z57 Writer Plagiarizes My Website - Outsourcing to India?

© 2010, Brandon Cornett. All rights reserved.
Did the Z57 real estate website company outsource a writing project to India? And did that "writer" plagiarize large amounts of content from my own website? You be the judge. Here are the facts.

As most of you know, I write a lot of "how to" articles and tutorials related to real estate marketing, and I publish them through various channels online. From time to time, I'll do a Google search for a unique sentence contained within one of my articles. This is a good way to see where the articles are being republished (which is the point behind the strategy).

Today I was disgusted to find word-for-word "extractions" of my own articles in an article written by somebody else. As it turns out, the entire article is a mish-mash of my own work. Some parts are lightly reworded, but much of it remains word-for-word as I wrote it.

At the bottom of the article, there is a link to the Z57 website, so somebody obviously wrote it on their behalf.

Here is the plagiarist's article I'm referring to:
http://ezinearticles.com/?Online-Marketing-for-Real-Estate&id=994240

Here are a few examples of the word-for-word plagiarism:

  • You can minimize the number of people who "drop off" at each step of the way... (stolen word-for-word from this article at ArmingYourFarming.com)
  • When you add quality articles, resources or tools to your website, you're improving your Real Estate Internet Marketing program... (stolen word-for-word from this article on my website)
  • When it comes to marketing, weaknesses must be identified, addressed and eliminated as soon as possible... (stolen word-for-word from this article on my website)
  • There are many more occurrences of word-for-word plagiarism, and the rest of the article is just a lightly reworded collection of my other work.

Who Is the Mystery "Writer"

This is the best part. I did a Google search for "Megha Monda," which is the author's name associated with the plagiarized article, and I traced it back to a so-called writer in India. Here's a message for Z57 -- When you outsource your "marketing" to a bargain provider in India, you get what you pay for!

Response from Z57 Staff?

I sent an email to Z57 with much of the information presented above. I'm trying to confirm if the writer was working on their behalf ... which I already know is the case. I will let them tell their side of the story, and I will post their response here. If they care to respond, that is.

Open House Ideas - 21 Ways to Pack the House

© 2010, Brandon Cornett. All rights reserved.
Open houses are probably one of the oldest forms of real estate marketing. After all, what better way to choose a potential home than by spending some time "hangin' out" in it?

It's not the purpose of this article to say whether or not the open house is an effective marketing tool for real estate agents. Personally, I feel that it is. The purpose of this article is to offer some open house ideas that may help you "pack the house" with potential buyers.

Obviously, not all of the ideas on this list will be feasible for you. When coming up with ideas for your open house event, you have to weigh the cost of the event against the size of your potential commission. For example, when marketing luxury homes with a larger commission at stake, you can probably afford to spend more on your open house event.

These ideas are just to get your wheels turning...

Ideas for Filling Your Open House With Potential Buyers (And Probably Some Freebie Hunters)

  1. Promote the open house to your email marketing list, if you have one.
  2. Announce the event with neighborhood flyers and signs.
  3. Hire a band for the event (if the potential commission could justify the cost).
  4. Hire a clown to entertain the children while the parents are getting to know the home.
  5. Hire a Santa Claus if it's the holiday season.
  6. If it's going to be a cool event, let your local news know about it.
  7. Leave a trail of colorful balloons leading to the open house location.
  8. Hire a "sign waiver" and have them stand on a high-traffic entry to the neighborhood.
  9. Have an incentive item of some kind, such as real estate data reports of some kind.
  10. Place a yard sign with the future date on it. Light it up at night.
  11. Use a section of your website's home page for upcoming open houses.
  12. Hire out a billboard (again, the potential commission will dictate budget here).
  13. Send direct mail postcards to announce the open house with full-color photos.
  14. Find a popular blogger in your area and pay them to blog about the event.
  15. Create a virtual open house for all of those web-savvy house hunters.
  16. Have the home professionally staged and offer design tips to attendees.
  17. Set up roadblocks to funnel traffic past the open house ... just kidding.
  18. Sent invitations to apartment complexes (where the rent "qualifies" the audience).
  19. Hold a private, invitation-only open house with a select group (requires leads).
  20. Use all of the community websites you can find, such as Craigslist, local forums, etc.
  21. Fill in the blank here. Use your imagination. Where there's a will there's a way!

Do you have open house ideas to add to this list? Email them to me and I will include them in this blog post (with credits).

Real Estate Farming Letters

© 2010, Brandon Cornett. All rights reserved.
Do farming letters work for real estate agents? And if so, how do you go about writing a farming letter to introduce your real estate services?

Unfortunately, these are no absolute answers to these questions that apply to all real estate agents in all scenarios. Rather, the success (or failure) of real estate farming letters / introduction letters must be measured on a case by case basis.

For example, somebody selling a home in a slow market will not receive as many farming letters from real estate agents. So they will be less desensitized to such letters -- and thus more likely to pay them attention.

On the contrary, a person selling a home in a hot market will probably receive a slew of real estate introduction letters from agents farming via the MLS. In that case, there would be a lot more "noise" to compete with when mailing your farming letter to sellers.

So the market is the first thing you must consider before mailing farming introduction letters to homeowners. The second thing you must consider is your objective and your offer.

Tips for Success with Farming Letters

If you are planning to incorporate farming introduction letters into your real estate marketing mix, there is one thing you must do above all else. You must learn the basics of direct mail copywriting. You might not think of yourself as a professional letter writer or direct mail guru. But if you're going to send real estate letters to your audience, you better get used to wearing that particular hat.

Direct mail copywriters are expert at getting people's attention via the mailbox. Companies pay these people a lot of money to use tried-and-true strategies that have been proven to increase response rates. And let's face it, if you're going to start mailing out farming letters to introduce your real estate services, you need all of the responses you can get! It's a numbers game.

Here are some resources to help you polish your direct mail copywriting skills:

"But wait," you say, "I'm not a direct mail marketer. I'm just a real estate agent trying to introduce myself."

This line of thinking is where many real estate agents go wrong when creating farming letters for their market areas. If you send an introduction letter that simply says "I'm a real estate agent in your area," I can practically guarantee you where that letter is headed -- into the trash.

Think of all the mail you get on a regular basis. Now step outside your real estate shoes for a moment and be honest. Would you really give a vague letter like that the time of day? Most people wouldn't.

So it's crucial to start thinking like a direct mail marketer, because that's what you are doing -- marketing your real estate services by direct mail (in this case a real estate farming letter). Direct mail marketers have been honing their skills for decades, so why wouldn't you use their lessons learned in your real estate marketing letters? I can think of no good reason.

Get Professional Help for Your Marketing Letters

If you plan to rely heavily on real estate farming letters as a business-building tool, I would even go a step further and hire a professional direct mail copywriter ... somebody with a history of getting solid response rates from marketing letters sent to consumers.

I'm certainly not that person. I hung up my direct mail copywriter's hat when I stopped working in that industry. But I can tell you that there are plenty of talented direct mail letter writers out there, and many have solid track records.

Real Estate Advertising - 3 Predictions

© 2010, Brandon Cornett. All rights reserved.
I've been watching the real estate advertising industry very closely for several years. I also keep a close eye on general advancements in the real estate industry. So I thought I would play Nostradamus and make some predictions about real estate advertising.

1. Print Ads Will Fade Away
Consumers have become all but blind to traditional advertising models, and there is nothing more traditional than the magazine and newspaper ad. Such publications have been the backbone of real estate advertising for decades, but I predict this will continue to fade away as response rates from such placements fall through the floor. Let's face it ... we have all learned how to "read around" print ads, haven't we?

2. Direct Mail Ads Will Plateau
For some real estate agents, real estate direct mail is still a viable option for personal marketing. That's because these agents know how to use direct mail the right way, using creativity and genuine value to generate a response. I've even written a book on real estate direct mail postcards to show this.

But I believe the majority of agents who use direct mail for real estate advertising do it less effectively, relying on outdated tactics and weak offers. There's still plenty of potential in direct mail advertising, but I see it staying where it is as a real estate advertising tool -- neither increasing or decreasing in usage.

3. Selective Online Ads Will Rise
Over the last 3 - 5 years, dozens of real estate search engines and self-help websites have emerged to dominate the media. You know their names -- Zillow, HouseValues, etc. These websites are run by smart individuals, and as a result they generate vast amounts of traffic. Their traffic is also clearly definable (home buyers and sellers).

As the Internet continues to grow, and it gets harder to achieve top search engine ranking, I believe more and more agents will engage in online advertising (and lead acquisition) opportunities with the big real estate sites.

I don't think these will be traditional banner ads though. At least I hope they're not, since banner ads have become invisible. I see this as a "featured agent" kind of tactic wisely based on geographical areas and other demographics.

So there you have them ... my two pennies on the future of real estate advertising. I promise not to edit this blog post down the road, if I happen to be way off base!

Have a great weekend!

Marketing Tools for Real Estate - Top 10 List

© 2010, Brandon Cornett. All rights reserved.
What are the most effective marketing tools for real estate agents?

You'll get a different answer to this question for each person you ask. After all, a marketing tool that works well for one real estate agent may be a waste of time for another. It all comes down to the strengths and weaknesses of the individual.

Nevertheless, I get asked this question frequently, so I've done my best to come up with a "Brandon's Top 10" list of effective marketing tools for real estate success.

A hint -- If you're expecting some form of software to make this list, you'll be disappointed.

Zillow and HouseValues are Neato. So What?

© 2010, Brandon Cornett. All rights reserved.
I thought I would share a recent post I made over at ActiveRain.com:

Zillow and HouseValues are Neato. So What?

I hear a lot of online "chatter" from real estate agents talking about how the Zillows and HouseValues of the world are out to get them, or perhaps put them out of business.

So I played around with each of the aforementioned websites, and here's my report to you (from a non-agent to an agent). Zillow and HouseValues are neato. But so what? It's neat to see estimated values of homes near mine, but I'm smart enough to know they're only estimates based on publicly available data.

I'm also smart enough to know that a website cannot help me sell my home or buy a new one ... that a website cannot help me create or interpret a contract ... that a website cannot help me negotiate with a seller.

In short, I'm smart enough to know that a website is not a replacement for a real estate agent. They are two separate things. I see Zillow and HouseValues as information sources, not proactive services.

What are your thoughts? Have you tried these websites from a consumer's standpoint? Comments welcome. Use the "comments" link below.

I was trying to think about a topic for today's post, when the idea struck me. Why not share some of my favorite educational resources with you? (Sometimes the thing you should do is so obvious you can't see it.)

Take search engine optimization for example. How did I get to my current state of knowledge on the subject, and how can you do the same. Well, a lot of it came from being in the "trenches" as a full-time SEO professional ... but an equal portion came from reading. Lots of reading.

Today I'm going to share a bit of reading that comes from the "Favorites" folder in my trusty Firefox browser. Amusingly, when I saved this page to my favorites, I named it "Best SEO Page." I guess I thought highly of it at the time, and I still do. Read through this page and all the resources it links to, and I guarantee you'll improve your understanding of SEO.

Of course, if you really want to learn about real estate search engine optimization, you should read my book on the subject. I know of no other source that offers so much real estate-specific information.

* Plus links to a variety of PR tools and resources

Home Buying PowerPoint Presentation

© 2010, Brandon Cornett. All rights reserved.
Home buying seminars can be a great business-building tool for real estate agents. They're educational, versatile, and a good way to get a lot of qualified prospect into one room!

The way I see it, you four basic things to make a home buying seminar successful:

1. Audience
2. Awareness
3. Materials
4. Delivery

Audience & Awareness
You grow your audience by making them aware of your seminar. You promote the seminar by any means possible -- press releases, local news, postcards, email, website, etc. Through these channels, you explain how valuable your seminar will be.

And of course, it will be valuable because you've got the right materials and delivery...

Materials & Delivery
No home buying seminar is complete without visuals. Whether you use a home buying PowerPoint presentation, a white board, or video, you need visuals to reinforce your lesson. Handouts are great too, because they give your audience something to study after they leave ... and something to remember you by!

A final tip -- If you're serious about using seminars to bolster your business, start small but aim big. Your first event might be standing room only, or there might be empty seats. But keep at it. Make your seminar a regular event. Try to get some local news coverage. Find some partners (non-competitive) to help you.

Real Estate Letters - Writing Tips for Agents

© 2010, Brandon Cornett. All rights reserved.
Writing a great real estate letter doesn't have to be hard. In fact, if it is hard, you're probably going about it all wrong.

The best business letters are written in the author's natural tone, and you natural tone is the easiest thing in the world to deliver. So when writing your next real estate letter, let yourself go. Turn off your internal editor, forget about your high school English teacher, and write as if you were speaking to a friend.

Some more letter-writing tips:

1. Do the proper research and know what you want to say.

2. Try to see things from the recipient's perspective. What questions would you have?

3. Explain why you're writing in the opening paragraph. Get right to the point.

4. Be specific. If you're writing a letter to an FSBO, for example, tell them how quickly you've sold houses in the past.

5. Read this article on real estate letters.

Real Estate Marketing Idea - Boost Your PR Presence

© 2010, Brandon Cornett. All rights reserved.
What is PR and what does it have to do with real estate marketing?

PR, or public relations, refers to a variety of techniques and practices intended to generate publicity and awareness.

In short, a PR program is designed to get people talking and writing about your real estate services.

Forgotten Tool of Real Estate Marketers?
Agents and brokers have used direct marketing tactics for decades. A farming postcard or letter is direct marketing in its purest form. It's my experience, however, that real estate professionals don't use PR effectively, if at all.

A strong PR program can give real estate agents more exposure than traditional advertising, and for a fraction of the cost. So it's always a good idea to add some element of PR to your marketing mix.

Here's some advice on how to go about it:

Real Estate Marketing Ideas -- A Bad Road Trip

© 2010, Brandon Cornett. All rights reserved.
This real estate marketing idea is brought to you by Brandon Cornett, the city of Cedar Park, Texas, and the Texas Department of Transportation.

If that sounds like an unlikely combo for real estate marketing advice, let me explain. I went to visit a client recently at her office. Her office is located at the epicenter of a massive road-improvement project -- one of the largest highway projects currently taking place in the United States!

Needless to say, I had a little trouble finding her. None of the roads were labeled any more, and the landscape looked nothing like I remembered it. Heavy machinery roared up and down dirt lanes, and a constant cloud of dirt hung over everything.

During our meeting, we talked about ways she could generate a response from postcard mailings. I'm a fan of making strong offers on any marketing piece, so I pointed outside her window at all the controlled chaos.

"Why not use that?" I asked her. I went on to explain the power of information, and how she might create a report that detailed the current state of affairs with the city's projects, how it affected house values, etc. Polish it up, give it a nice cover page and a title -- something like "The Cedar Park Expansion Report: How Today's Developments Will Affect Tomorrow's Home Values."

Feature the report on your marketing postcard, and then tell people how to download it (or request it) through some kind of lead-capture system. You could even build a seminar around it.

There you have it ... a bad road trip turned into a real estate marketing idea.

Real Estate Marketing Online - Tips for Success

I know, I know ... everywhere you turn you find an article about real estate marketing online. It can get tiresome. Or, it can set off a little alarm in your head. Hopefully, you'll get the alarm. Here's why:

The reason you find so many articles about real estate marketing online is because that's where the industry is moving (and at an alarming pace). Just look at what all has occurred in the last couple of years -- the rise of home valuation sites like Zillow and HouseValues, the increasing Internet usage among buyers and sellers, the massive number of real estate agent sites popping up.

My point is this. As a real estate agent or broker, you can pretend the Internet isn't that bid a deal, or you can embrace it and grow your business to exciting new levels. The choice is yours.

Real Estate Marketing Online - 4 Steps to Success
If you choose the latter option (to embrace the Internet), I have some advice for you.

1. Read my article on the Fundamentals of Real Estate Marketing Online.

7 Real Estate Marketing Tips for Agents & Brokers

Any real estate marketing program can be improved.

That's one of the first things I tell my clients, for the simple reasons that people tend to get comfortable with routine. Heck, it happens to me. Sometimes I get "blind" to my own marketing efforts because I see them day in and day out.

Once in a while a colleague will come along and say, "Hey, you can change this one thing here and probably boost your response rates." More often than not, the colleague will be right.

Same goes for your real estate marketing program. You can't get comfortable with it ... you have to constantly seek out potential areas of improvement. It's a never-ending process.

Real Estate Marketing Online - Integrate Your Efforts

© 2010, Brandon Cornett. All rights reserved.
Real estate marketing online is the sum of its parts.

Here's what I mean by that. When you combine the various parts of an online marketing program -- website, blog, newsletter, PR, articles, etc. -- what you end up with is much more powerful than any of the parts themselves.

Online marketing requires synergy, a cooperation of all the parts to achieve something greater than they could achieve individually. The newsletter promotes the blog and the website. The online press releases link to the website and blog. The articles promote the newsletter and blog.

Everything support the other parts in some way.

Real Estate Marketing Online -- The Power of Information

© 2010, Brandon Cornett. All rights reserved.
Real estate marketing online often requires that an exchange takes place.

The real estate agent offers something of value through the website, and the reader offers their contact information to gain access to that valuable item.

Agents sometimes call this information the "free report." But despite its potential power, I usually see it misused. Here are some of the mistakes I see with this informational approach to real estate marketing online:

1. Information is readily available elsewhere.

2. Value of the information is not properly conveyed.

3. The offer is buried / lost on the website.

4. The item is given away freely (no lead-capturing mechanism).

Want to improve your real estate marketing with informational reports, while avoiding the mistakes listed above? If so, you'll find the following resources helpful:

Real Estate Agent Marketing - The Power of Web Articles

© 2010, Brandon Cornett. All rights reserved.
If you're a real estate agent marketing your services online, you probably need all of the search engine visibility and web presence you can get.

That's where article marketing comes in. Simply by writing helpful "how to" articles and publishing them online, you gain valuable links to your real estate website that will help with search engine visibility.

There's also a good chance your prospects will find the articles directly though their use of search engines (that is, if you've written your article around key phrases that they're searching).

That's why I recommend that article marketing be a part of any real estate agent marketing program.

Real Estate Agent Marketing - The Talkability Factor

© 2010, Brandon Cornett. All rights reserved.
There's an old expression that better marketing does not make a better product.

In other words, good marketing starts with the product. You must first make the product worth talking about ... and then you can move on to the marketing phase.

Real estate agent marketing is much the same way. Only in this case, the product is the real estate agent (or the agent's services, to be exact).

If an agent's service is remarkable people will talk about it. That's the very definition of remarkable -- people will make remarks about it. This makes your real estate marketing program much easier, especially since real estate is such a referral-based business.

What am I getting at? I'm saying that if you want to increase your referral rates, you need to make your services remarkable. I call it "talkability."
