Yesterday, I was reviewing the data from the search tool on the main website. I do this about once a month because it tells me what people are looking for when they visit ArmingYourFarming.com. With this knowledge, I can create new content for the site that directly corresponds to what people want.

You do this for your own real estate website, right?

Well, apparently a lot of the real estate agents (or soon-to-be real estate agents) who visit this site are looking for info on real estate schools.

Of course, I don't know if they're referring to (A) the real estate schools that prepare you for the state licensing exam, or (B) real estate schools that offer continuing education in things like marketing, Internet technology, etc. My guess is it's about 50 / 50.

So I've added a new resource to the main website. It's an explanation of real estate schools, what they do, what they don't do, where to find them, and so on. In fact, I've taken the time (and trouble) to create a list of all 50 states in the U.S., and the real estate schools that are recognized / approved by those states as a pre-licensing requirement.

Real Estate Web Hosting - Don't Overpay!

Today, I was using KeywordDiscovery.com to see what kinds of "real estate website" phrases get searched the most through the major search engines like Google. I was surprised to find that "real estate web hosting" (and the longer version, "real estate web site hosting") are two of the most commonly searched phrases in this area.

This could mean two things -- either (A) these web hosting companies are checking their rankings so often that it has inflated the volume of that search phrase, or (B) real estate agents are genuinely searching for real estate web hosting.

You Don't Need a "Real Estate Web Hosting" Company
Here's what I want you to take away from this blog post. Web hosting is a straightforward service that should not require much thought on your part. You can get web hosting for less than $10 per month. As a long-time customer, I only pay about $6 per month for hosting of my real estate websites.

Some companies bill themselves as "real estate web hosting experts," which really doesn't make any sense. Web hosting is web hosting ... it doesn't matter if you have a real estate website, a mortgage website, or a website about basket-weaving. All a hosting company does is host your files on a server so they may be called up whenever somebody's web browser requests the files (by typing your web address or clicking a link to your site).

So if you are paying more than $10 per month because a company claims to specialize in real estate web site hosting, you are probably paying too much.

Real Estate Web Development
Now of course, there are companies that legitimately specialize in real estate website development. Perhaps they're intimately familiar with implementing IDX, MLS and similar real-estate-specific data tools. But again, they should not charge you a lot for hosting, and if they do you're being had.

Some web development companies will tell you that they need to host your real estate website on their servers because your website requires special features. This too is bogus. A legitimate web development firm will let you host your real estate website anywhere you want ... they won't trap you into their overpriced hosting plan, or claim to be "real estate web hosting" specialists.

Web hosting should be simple, straightforward and affordable. If you find yourself paying an arm and a leg for "real estate web site hosting" ... you may want to start asking questions.

Relieving the Marketing Burden - New Article Posted

Real Estate SEO - A Harsh Reality

I've been writing about real estate search engine optimization for years now, and providing SEO services for nearly as long. During that time, I have frequently encountered a common misconception about real estate search engine optimization. It's the notion that SEO is a magic cure that can overcome other deficiencies with a real estate website.

Here's the reality of the situation. Search engine optimization can certainly increase the amount of people who find and visit your website. That's the primary purpose of real estate SEO -- to increase the amount of qualified traffic to a website. But SEO cannot motivate people to take any sort of action once they find your website.

Real estate SEO is a traffic generator. It is not, however, a brand builder, lead generator, or motivator. If you think of the Web as a highway, with websites being stores along that highway, then SEO would be the equivalent of road signs. Those signs will help people find stores, but they won't persuade that person to purchase anything from the store. That's where product positioning, store arrangement and other factors come into play.

Now transfer this back to real estate websites. Search engine optimization can help the right people find the right kinds of websites, but it won't persuade them to stay on the site, contact the owner, fill out a form or download something. That's where lead generation, positioning, content quality and website usability come into play.

Why do I revisit this lecture on real estate SEO so often. Because about once a week, I get a phone call from somebody who says, "I need SEO because my website is not generating any leads."

Search engine optimization can do a lot for your website. But don't put unreasonable expectations on it. Don't expect it to be a lead generator. It delivers the traffic ... it's up to you to capitalize on that traffic.

GoDaddy is Going Downhill

For years, I have been using and recommending GoDaddy.com as a web host provider. But lately, I feel I should steer my readers AWAY from GoDaddy ... not toward them.

I have several websites hosted by GoDaddy, and lately some of them are extremely s-l-o-w to load in a web browser. The last time I called, they told me it was a server problem that would be fixed within 48 hours. Excuse me? 48 hours?? Sorry, but that's about 47 hours too long.

I make my living online, so I take web hosting very seriously. In my mind, a hosting company only has to do two things ... (1) host websites reliably and (2) provider great support. While I can't fault GoDaddy on their customer service, I can certainly fault them on their reliability.

Here's my personal opinion. I see this as just another company who has fallen so deeply in love with themselves (you've seen their commercials, yes?) that they forgot about the one thing that got them where they are -- they forgot about reliable hosting.

I will get off my soapbox now, but I leave you with these parting words. When considering a web hosting company, consider someone other than GoDaddy.com.

Real Estate Advertising - 3 Predictions

I've been watching the real estate advertising industry very closely for several years. I also keep a close eye on general advancements in the real estate industry. So I thought I would play Nostradamus and make some predictions about real estate advertising.

1. Print Ads Will Fade Away
Consumers have become all but blind to traditional advertising models, and there is nothing more traditional than the magazine and newspaper ad. Such publications have been the backbone of real estate advertising for decades, but I predict this will continue to fade away as response rates from such placements fall through the floor. Let's face it ... we have all learned how to "read around" print ads, haven't we?

2. Direct Mail Ads Will Plateau
For some real estate agents, real estate direct mail is still a viable option for personal marketing. That's because these agents know how to use direct mail the right way, using creativity and genuine value to generate a response. I've even written a book on real estate direct mail postcards to show this.

But I believe the majority of agents who use direct mail for real estate advertising do it less effectively, relying on outdated tactics and weak offers. There's still plenty of potential in direct mail advertising, but I see it staying where it is as a real estate advertising tool -- neither increasing or decreasing in usage.

3. Selective Online Ads Will Rise
Over the last 3 - 5 years, dozens of real estate search engines and self-help websites have emerged to dominate the media. You know their names -- Zillow, HouseValues, etc. These websites are run by smart individuals, and as a result they generate vast amounts of traffic. Their traffic is also clearly definable (home buyers and sellers).

As the Internet continues to grow, and it gets harder to achieve top search engine ranking, I believe more and more agents will engage in online advertising (and lead acquisition) opportunities with the big real estate sites.

I don't think these will be traditional banner ads though. At least I hope they're not, since banner ads have become invisible. I see this as a "featured agent" kind of tactic wisely based on geographical areas and other demographics.

So there you have them ... my two pennies on the future of real estate advertising. I promise not to edit this blog post down the road, if I happen to be way off base!

Real estate lead generation consistently ranks among the most frequently searched phrases. This tells me that lead generation is on the minds of a lot of real estate agents. And it should be, because a real estate marketing program without lead generation is a failed marketing program.

Without leads, you cannot start a business relationship with people. And without business relationships, you have no business.

In previous posts in this series on real estate Internet marketing, we talked about the practice of publishing articles online as a way to increase the number of inbound links coming to your website ... which in turn helps with search engine ranking.

The best kinds of sites to seek links from are sites that are (A) well-established with search engines and (B) related to the real estate industry. So if you can place an article with such a website, and the website links back to your site in exchange for the article, you've just acquired a powerful link for real estate SEO purposes.

I own a website that meets this profile. It's the Home Buying Institute, and it accepts article submissions from real estate professionals. We even allow keyword hyperlinks at the end of the article, which can boost your search engine ranking for that phrase.

Of course, like any good content website, we don't just accept any article. We accept well-written articles that meet these submission guidelines. Tip 59 of 100 - Create a Squidoo Lens

Squidoo is a website that allows its users to create pages around a particular topic, hobby or passion. What does this have to do with real estate Internet marketing?

Well, in my book about the Real Estate Web Presence, I explain the value that comes from a broad and pervasive Internet presence. If you are many places online, then your target audience has more ways to find you online (than, say, if you only had a single website).

It's simple math. If you have a website ... and you publish articles online ... and you publish press releases ... and you create topic pages on websites like Squidoo ... then you have four times the chance of being found than by publishing a real estate website alone.

Here's a friendly tip. You can link to your main real estate website and/or blog from your Squidoo page. So if you create a topical page on Squidoo about the real estate scene in your area, and then link to your main site from the Squidoo page, you will gain some relevant links to help increase the search engine visibility of your main site.

Here's another tip. Link to your Squidoo page from your blog, website, and other places. This will boost the search engine visibility of your Squidoo page ... which makes it easier to find through search engines ... which will also improve the value of the links going from Squidoo to your site ... etc.

Don't you just love the synergy of the web? Or am I just a geek?

Home Buying Seminar as Business Builder (Case Study)

Those of you who have read my articles, blog and newsletters for some time will know that I'm a fan of home buying seminars as a real estate business-building tool. I just stumbled across an article that clearly illustrates the value of home buying seminars for client acquisition.

Here's the story
.

Granted, the person in this story is a credit counselor, but the technique is similar to what I have recommended for real estate folks going on 5 years now. Note how Rodola, the credit counselor in the story, cites a "drop" in attendance from 80 to 50 people. Fifty prospective clients in a room ... are you kidding me? If you can't build a real estate business on a windfall like that, then you can't build a real estate business period.

Also note that Rodola does a great job promoting the seminar. I'm sure that she (he?) does plenty of grass roots marketing, direct mail and the like, but Rodola has also engaged the local news in Redding, California, including this website of the local newspaper.

Tip 58 of 100 - Think Like a Publisher

In my guide to creating a real estate web presence, I teach you how to "think like a publisher" as it applies to real estate marketing online.

In my opinion, this is a key concept in real estate search engine optimization (SEO). When you become an active online publisher, you separate yourself from most of your competitors online. You will also surprise yourself with how much you can improve the search engine ranking (and traffic) of your real estate website.

If you download a copy of the guide, you will have a blueprint of this concept. In the meantime, here are some tips to publishing your way to higher search engine ranking and traffic levels.

1. Are you serious about your online real estate marketing? Then forget the notion of a static website. To be competitive (and visible) online these days, you need to grow your web presence consistently and effectively over time. Sorry, but that’s the reality of it.
