Imagine this scenario...
Let's say you're reading the newspaper. You see an article on the top half of the page, and an advertisement on the bottom of the page. Which one would you be more inclined to trust and believe?

Probably the article, right? Well, you're not alone. Articles and other editorial-style content carry a certain trustworthiness that advertisements lack.

When people see articles (in print or online), they know those articles have been through some kind of screening process. When people see ads, they know the advertiser has paid has ad fees -- and nothing more.

Real estate PR is the act of using traditional public relations (PR) strategies to support a real estate marketing program.

It's also the forgotten tool of real estate marketing.

What do I mean by forgotten tool?
Simply that many agents overlook PR, despite its effectiveness and affordability. This is an unfortunate, because real estate PR carries many business-building benefits.

As an agent, you should seek "message diversity" in your real estate marketing program. In other words, instead of having only one marketing channel -- like direct mail -- you should develop multiple channels (to attract the multiple personality types that make up your audience).

Real estate marketing online is the sum of its parts.

Here's what I mean by that. When you combine the various parts of an online marketing program -- website, blog, newsletter, PR, articles, etc. -- what you end up with is much more powerful than any of the parts themselves.

Online marketing requires synergy, a cooperation of all the parts to achieve something greater than they could achieve individually. The newsletter promotes the blog and the website. The online press releases link to the website and blog. The articles promote the newsletter and blog.

Everything support the other parts in some way.

Real estate marketing online often requires that an exchange takes place.

The real estate agent offers something of value through the website, and the reader offers their contact information to gain access to that valuable item.

Agents sometimes call this information the "free report." But despite its potential power, I usually see it misused. Here are some of the mistakes I see with this informational approach to real estate marketing online:

1. Information is readily available elsewhere.

2. Value of the information is not properly conveyed.

3. The offer is buried / lost on the website.

4. The item is given away freely (no lead-capturing mechanism).

There's also a good chance your prospects will find the articles directly though their use of search engines (that is, if you've written your article around key phrases that they're searching).

There's an old expression that better marketing does not make a better product.

In other words, good marketing starts with the product. You must first make the product worth talking about ... and then you can move on to the marketing phase.

Real estate agent marketing is much the same way. Only in this case, the product is the real estate agent (or the agent's services, to be exact).

If an agent's service is remarkable people will talk about it. That's the very definition of remarkable -- people will make remarks about it. This makes your real estate marketing program much easier, especially since real estate is such a referral-based business.

What am I getting at? I'm saying that if you want to increase your referral rates, you need to make your services remarkable. I call it "talkability."

Real estate Internet marketing has become a hot topic among real estate agents for one reason above all else -- necessity.

Agents need to be online because that's where all the buyers and sellers are. A real estate marketing program without an Internet component simply won't suffice anymore.

But before you start throwing up websites and blogs, take a moment to focus. Ask yourself the following questions, answer them, and write the answers down. This will help you shape your goals and work toward them in a controlled, focused way.

* What's the purpose of my internet marketing campaign?
* What's my overall business objective?
* How does my marketing support this objective?
* Who, exactly, is my target audience?
* How does my target audience use the Internet?
* How does my audience use the search engines (key phrases)?

These are only a few of the questions you should answer before taking your real estate marketing program online. But it's a good start.
