Let's kick off this discussion with a basic definition. Real estate property listings can be defined as — you guessed it — a list of real properties (such as homes) that are available for sale. In the case of home buying, these listings are a necessity. After all, you can't buy a home until you know that it's for sale, and property listings are the way to find out.

But not just anyone can use the MLS. Realtors and real estate agents have direct access to it, but the "average Joe" does not. If you work with an agent when buying a home, one of the first things he or she will do is check the MLS for homes within your price range, desired size, etc.

A few years ago, I sold a home without using a real estate agent. But I did use a service that allowed me to list my home in the MLS. Within an hour of listing the property in the MLS, my phone started ringing. Most of the calls were from real estate agents who wanted to come by and see it. That's when I realized how powerful the MLS was for both the buyer and the seller. As soon as my home went into the MLS database, it came up on the "radar" of nearly every real estate agent in the area. It reminds me of a scene from "The Matrix," but that's for another article!

Now, much of the information that gets entered into the MLS will also appear on other home-search websites, such as Realtor.com. In this way, the public has direct access to some MLS data, for the first time in history. This is one of the ways the Internet is changing real estate — by making real estate property listings available to a larger audience.
